What's that new building under construction at Poplar and Kirby in Germantown?
A new building has taken shape at the busy southwest corner of Poplar Avenue and Kirby Parkway in Germantown.
The two-story, 8,770-square-foot building at 6695 Poplar Ave. is the first building in phase one of The Standard Germantown mixed use development, which was once known as Carrefour at the Gateway. The building features commercial space plus patio space on both levels.
Adam Slovis, project manager of The Standard Germantown, told The Commercial Appeal, that the shell construction for the outparcel building is expected to be completed in the next 30 days. Slovis said currently the space is available to lease, but he hopes to have a tenant soon that can start building out its space.
Slovis said the building is estimated to be a roughly $5 million project.
What's next for The Standard Germantown?
Slovis said the hope is to start demolition on the second phase of the project in late summer or early fall, with new construction beginning at the end of the year or early 2025. Phase 2 is expected to consist of 27,000 square feet of retail space, which will include restaurant and commercial space.

It also will have 320 residential lofts, as well as 463 parking spaces. The parking garage will have lofts on top. There will be commercial and retail space on the lower levels of another building with lofts on top of that as well. The total cost of the second phase of the project is estimated to be $100 million, Slovis said.
History of The Standard Germantown
CRE Devco Germantown LLC, a group of investors led by Tower Ventures President Billy Orgel, purchased the 10-acre parcel at Poplar Avenue and Kirby Parkway for $17 million in January 2022.
The already-approved plan features up to 320 apartment units, 20,000 square feet of public green space, 320,000 square feet of office space, 100,000 square feet of retail space, a 174-room hotel and 1,400 parking spots.
