Mixed-use building proposed on Woodbridge Avenue in Nixon section of Edison
EDISON - A proposal to build a two-story mixed-use building on Woodbridge Avenue in the Nixon section of the township will be heard by the Zoning Board of Adjustment later this month.
Gulberg Builders LLC is seeking a use variance, bulk variances, preliminary and final site plan approval to construct a building at 2076 Woodbridge Ave., at the corner of Thomasine Street, across from Edson's Nixon Post Office.
The Zoning Board is scheduled to hear the application on April 23.
Gulberg Builders has proposed both commercial and residential space on the first floor and residential space on the second floor.

A use variance is needed for the maximum floor area where 30% is the maximum allowed and 49% is proposed. A bulk variance is being sought for minimum lot size where 7,500 square feet is the minimum but the lot is 7,038 square feet.
Relief is also sought for the minimum front yard setback on Woodbridge Avenue. Zero feet is proposed while 25 feet is the minimum allowed. Zoning regulations call for a minimum setback on Thomasine Street of 25 feet but 12 feet is proposed.
