A First Look at Cancun’s Upcoming One Laguna Residences and Marina Club
Most of us know Cancun as one of the most-visited vacation destinations in the world, a long strip of sugary sand lined with sprawling resorts. Now, the city is getting another waterfront development, but it’s not another hotel. One Laguna Residences and Marina Club is now underway in the city’s exclusive La Isla District. According to The Agency Development Group’s Juan Diaz Rivera, who’s spearheading the project alongside Territoria, the project is being touted as “the Mexican Caribbean’s first residential resort community built entirely around a life on the water.”
Designed by globally renowned HKS Architects in collaboration with ROAM Interior Design, the property will feature 211 condominiums across its two buildings, Marina Tower and Isla Tower, situated on the shore of Nichupté Lagoon. Along with ground-level garden villas with dedicated outdoor space and upper-floor apartments with views of the Caribbean Sea, a collection of eight luxury penthouses will offer private rooftop terraces. The homes will vary in size from 2,593 to a whopping 12,920 square feet with three to five bedrooms. Prices for three-bedroom spreads are slated to start at $1.3 million, while penthouses will run upwards of $3.3 million with sales launching early next year.

“One Laguna is a project that truly exemplifies our commitment to creating spaces that not only complement but enhance their natural surroundings,” said Fernando Arteaga, principal at HKS Architects, in a statement. “Our design for One Laguna draws inspiration from the fluidity and serenity of the Nichupté Lagoon while embracing the vibrant energy that defines Cancun. The result is a seamless blend of architecture and environment, offering residents an unparalleled living experience that is both serene and dynamic.”
One Laguna will offer a slate of resort-style amenities, including pickleball courts, a state-of-the-art fitness center, three swimming pools, and a spa. The latter will offer everything from cold plunges to steam rooms and salt-spray saunas. The development will also have a swanky marina club featuring a lounge, a cocktail bar, and a gourmet restaurant. Naturally, since the project is centered around life on the water, there will be 42 private boat slips in addition to two Lekker Damsko 750s that will ferry residents and their guests around the lagoon to nearby restaurants and shops.
“One Laguna is a perfect blend of luxury, culture, wellness, and natural beauty, making it a standout in the global real estate market,” added Horacio Martinez, director of sales for One Laguna Residences & Marina Club. “With its sweeping views, waterfront setting, and connection to Cancun’s luxury district, we anticipate tremendous demand.”
