Chip and Joanna Gaines’ vacation rentals have become a massive success since the couple opened both the Magnolia House and the Hillcrest Estate in Texas-and now you can follow in their footsteps.

The Gaines family’s real estate company, Magnolia Realty, has listed the Midland Hotel in the heart of Hico, Texas, just an hour outside of the Fixer Upper stars’ home of Waco. It’s undergone a top-to-bottom reno, and boasts Joanna’s now renowned farmhouse charm.

The 14-room getaway will set you back a pretty penny, as its sale price is $2.35 million. But considering that it comes with a restaurant, three separate dining rooms, and a classic Western saloon, the price tag seems pretty reasonable for this historical piece of property.

Each suite is decorated to honor various moments from the town's backstory. The “Wiseman,” for example, is named after a famous Hico family, who still runs a popular chocolate shop that you can visit during your stay. The “King Cotton” room pays homage to the early 1900s, when 10,000 people would flock to the city for trade days.

The Chop House restaurant includes all the southern classics, like a Texas T-bone, chicken fried streak, and the “Billy” cheesesteak, named after outlaw Billy the Kid, who allegedly escaped to Hico and lived out the rest of his days peacefully there. At the 1896 Saloon Bar-a “private membership club” you can access with a valid driver’s license-you can mix with locals over frozen margaritas, martinis, and sangria.

As the listing says, this charming business is a dream opportunity for a “creative entrepreneur” interested in taking a page out of Chip and Jo’s book. But with rates starting at $149 a night, it’s also an equally ideal spot to crash on your way to visit Magnolia Market.
